Pewaukee Clay Stays Wet Under a New Patio Long After the Crew Leaves

The pavers are dry. The clay under them is not.

We open Pewaukee and Waukesha patios a year after install and find a wet base, algae in the joints, and a smell when you lift a stone. The owner wants a different color. The clay never drained. A pretty patio on a bathtub of Lake Country clay is a seasonal pond with furniture on it.

Ask where the water under the pad actually goes

If the answer is "it perks," it does not. Southeast Wisconsin clay holds. We need fall to daylight, a drain that finishes somewhere legal, or a base that can actually move water. Yard drainage belongs in the patio drawing, not as a year-two surprise.

Downspouts that still hit the same corner will keep the clay charged. Roof water is not a mystery. Photograph the pad after a two-day rain. If water weeps at the edge for a day, the base is saturated. Do not seal joints over a wet system. You will trap it.

A Brookfield lot with a high water table in spring is a different animal than a sandy ridge in Oconomowoc. We will say if a patio should wait or should sit on a drained section.

We have lifted Pewaukee patios in year two and found fabric sitting on smeared clay with no outlet. The stone was still pretty. The smell was not. That is not a sealer miss. It is a base that never had somewhere to empty. Write the outlet on the drawing the same way we would for a yard drain, or do not build yet.

Walkways and fire pits share the same clay story

Walkways that connect to a wet patio will wick. Fire pits in a low corner sit in a bowl. Raising the pit on the same wet clay just makes a taller island. Fix the water or move the feature.

Plantings at a wet edge will rot. That is not a plant failure. It is the patio telling on the soil. Lawn next to a weeping edge stays thin. Do not overseed that strip until the pad stops feeding it water.

Reset is a base job, not a color job
